25 Jun Gas Compliance Certificates in Queensland: What You Actually Need to Know
Every week someone calls our office asking about gas compliance certificates. Individuals, property managers settling a sale, cafe owners fitting out a new kitchen, landlords who have just been told by their agent that they need one. The rules are not complicated, but there is a lot of confusion out there. I have been a licensed gas fitter in Queensland for more than 30 years, so let me walk you through what a gas compliance certificate is, when you need one and how to get one without the runaround.
What a gas compliance certificate is
A gas compliance certificate is the formal record that gas work on your property has been completed by a licensed gas fitter and that the installation complies with Queensland’s gas safety legislation and the relevant Australian Standards. It is issued by the gas fitter who did the work, not by a government department, and it identifies the work performed, the appliances connected and the licence number of the person certifying it.
Think of it as the paper trail that proves your gas system is safe and legal. Without it, you have no evidence the work was done properly, and that matters a great deal if you ever sell the property, make an insurance claim or have an incident.
When you need a gas compliance certificate
In Queensland, a compliance certificate must be issued whenever gas installation work is carried out. That covers new appliance installations, alterations to gas lines, conversions and significant repairs. If we install a new cooktop in your kitchen, connect a gas hot water system or run a new line to an outdoor bayonet for the barbecue, a certificate follows the work.
On the commercial side, the same applies to cafe and restaurant fitouts, commercial kitchen appliance connections and any gas work in facilities like hospitals, aged care centres and shopping centre food courts. If you manage commercial property, keep these certificates on file. They are among the first documents requested during due diligence, lease negotiations and audits.
Who can issue a gas compliance certificate
Only a licensed gas fitter can issue a gas compliance certificate in Queensland. This is worth checking before you engage anyone, because unlicensed gas work is illegal, dangerous and leaves you with no certificate and no protection. My Queensland Gas Licence is L31 902 and my Plumbing Licence is 28840, and every member of our team is fully qualified and certified. You can and should ask any tradesperson for their licence number before they touch a gas line.
This is also where our dual licensing saves clients real money and time. Because Alexander Gas and Plumbing Co is licensed for both plumbing and gas work, one team handles the whole job. A commercial kitchen fitout that involves water supply, drainage and gas appliance connections does not need two contractors coordinating with each other. We do it all, and we certify the gas work at the end.
What it costs and how long it takes
The certificate itself is issued as part of the gas work, so you are not paying a separate government fee on top of a standard job. The cost sits within the price of the work performed. Once the job is finished and tested, the paperwork is completed promptly. We test every installation before we certify it, checking for leaks, correct operating pressure and safe appliance operation.
Many people contact our office and ask us just for the certificate – but we in all due diligence, cannot just hand over a certificate without first certifying the actual gas work itself. The certificate itself might cost $50+ but you also need to pay for the time it takes us to actually visit your site and test the gas lines and appliances. We can’t offer a certificate unless this is done.
If you have lost a certificate for previous work, or you have bought a property and inherited a gas installation with no paperwork, we can inspect the system and advise where you stand. That inspection is often the smart first move for new commercial tenants taking over an existing kitchen.
Why this matters more for commercial operators
For a homeowner, a missing certificate is an inconvenience. For a commercial operator, it can shut you down. Food businesses, hospitality venues and healthcare facilities are subject to audits and inspections, and gas compliance documentation is a standard request. Insurance companies also look closely at gas records after any incident involving fire or gas.
My advice to property managers and facility managers is simple. Keep a compliance file for every site, request certificates from your contractors as a condition of payment, and schedule periodic inspections of older gas installations. It is cheap insurance against expensive problems.
Gas compliance certificates are not red tape. They are the proof that the gas system in your home or business was installed safely by someone qualified to do it. If you need gas work done anywhere across Brisbane, Ipswich, Logan or South East Queensland, or you have an installation with missing paperwork, give us a call. One licensed team for both plumbing and gas, and we always leave the site cleaner than we found it.
Frequently Asked Questions
Do I need a gas compliance certificate to sell my property in Queensland?
There is no blanket requirement to obtain a new certificate just to sell, but buyers and their solicitors increasingly ask for evidence that gas work was done by a licensed gas fitter. If gas work has been carried out during your ownership, you should already hold certificates for it. If paperwork is missing, an inspection can confirm the installation is compliant.
How long does a gas compliance certificate last?
The certificate records that the work complied at the time it was completed. It does not expire, but it only covers the work described on it. Any later alterations need their own certification, and older installations still benefit from periodic safety inspections.
Can a plumber issue a gas compliance certificate?
Only if they also hold a gas work licence. Plumbing and gas fitting are separately licensed in Queensland. Our team holds both, which is why clients can book one visit for jobs that involve water and gas.
What happens if gas work was done without a certificate?
Uncertified gas work is a red flag. It may have been done by an unlicensed person, and it exposes you to safety risk, insurance problems and compliance action. Have a licensed gas fitter inspect the installation, rectify anything substandard and certify it properly.
